A restoration company that works the way Sun City houses actually fail.
We named the company after the community we know best, and we built the services around its older plumbing, seasonal residents and desert soil.
Why we are called Sun City Restoration
Sun City is where the work is, and where we know the houses best. The community opened in 1960 as one of the first large age-restricted developments in the country. Most of its homes were built as single-story ranch houses on concrete slabs, and many are now several decades old. That gives them a particular set of problems: aging copper and galvanized plumbing, water heaters in garages, attic lines with little insulation, and a lot of homes left empty for part of the year.
We built our services around those problems. Every page on this site is written from what actually goes wrong in houses like these.
What we do and do not do
We handle water damage: removing water, drying the building, cleaning and sanitizing, dealing with mold, protecting belongings and documenting everything. We also handle winter pipe damage and the problems that come with seasonal and vacant homes.
We do not do plumbing repair, roofing, electrical work or rebuilding. We work with the licensed tradespeople who do. That keeps each job in the hands of the right person, and it keeps your restoration costs and repair costs separate and visible.
How we work
We look before we quote. A water loss can be a few hundred dollars of drying or a full-room tear-out, and the difference is whatever the building is hiding. We take moisture readings, find the source, tell you what we see and write down what we recommend.
We keep records. Photographs, readings, equipment logs and a list of what was removed. Those records are for you, your insurer and your contractor.
We explain things in plain language. You should know why a wall is being opened, why equipment runs for days and when the job is finished.
We do not promise what we cannot control. We cannot tell you your insurer will approve a claim, and we do not guess at coverage. We do not promise a flat price before we have seen the damage. We tell you what we know and what we do not.
Who we serve
Homeowners in Sun City and the surrounding West Valley are our main customers. We also work with seasonal residents who are managing a loss from a distance, with property managers, landlords and HOAs, and with businesses. We take calls from fifteen nearby cities, from Peoria and Surprise to Scottsdale, Mesa and Chandler.

How it goes
What happens after you call
- You tell us what happened. Where the water is, when you noticed it, whether it is still running and whether the home is occupied.
- We look at the building. We find the source, trace how far the water travelled and take moisture readings and photographs.
- We write down the plan. You get a scope of the drying, removal and cleaning work, with plumbing and rebuild repairs kept separate.
- We dry it and check it. Equipment runs until readings show the materials are back to a normal range, and we record that.
